Exceptional beach house at Sunshine offered

Every so often an extraordinary property comes onto the market.

It’s exactly what so many people want but do not expect to find any more.

Not in this day and age, and certainly not at Sunshine Beach.

An original two-bedroom, one-bathroom beach house on 611sq m at 21 Duke St goes to auction Saturday, 17 January, at 2pm.

Caitlyn McConnell and Tania Wood of Sunshine Beach Real Estate are marketing the property, built in 1977 and among the earliest houses built in Sunshine Beach.

On a medium density site, the beach house is one of the last remaining original properties in the area.

Having been held within one family for nearly 50 years, it embodies the unique character and history of Duke Street.

“There has been an incredible response,’’ Caitlyn said. “It has never been to the market – the current owners built it.

“There has been constant inspections at each open house since mid December.

“So many locals have walked past and been curious.

“Their response has been never thinking such a property would become available.

“They appreciate the original nature and the central position in Duke St.

“It is exactly as many expected.’’

The property has been a family holiday house and could easily be renovated or moved to another part of the property to allow an extension.

The block features a lush, elevated outlook and development potential due to the zoning.

The immediate access to one of Queensland’s most sought-after coastal communities enhances its appeal, Caitlyn said.

The house is positioned for privacy on the block and features a north-easterly facing front deck that catches the sea breezes.

In true beach house style, the two loft bedrooms are separated by a partition wall.

ALL WRAPPED UP

In the past agents could take a break in the first two weeks of December …. not any more.

Caitlyn McConnell at Sunshine Beach Real Estate said it has been busy right through, with holiday bookings proving to be continuous and contracts being completed right up until Christmas Eve.

These included the four- bedroom, three-bathroom, two-car house at 21 Oceania Cres, Sunshine Beach, that had been listed at $2.79m.

With 180-degree ocean to hinterland views, there were offers post auction in August but the property has gone to people renting in the area and originally from Brisbane.

“We are finding buyers are either local or from Brisbane,’’ Caitlyn said. “The locals are looking to improve their position while Brisbane buyers are either looking for a weekend retreat or planning to move in the short to medium future.’’

The two-level house has separate living, and is 300m to Noosa National Park as well as walking distance to the beach, village, and schools.

A two-bedroom, two-bathroom, one-car townhouse 1/14 Ray St, Sunshine Beach, has sold after being listed at offers over $1.1m.

“There is heaps of interest at entry level,’’ Caitlyn said. “Anything in the early $1m is going in the first week.’’

With a north-facing courtyard, the end townhouse has gone to Brisbane interests looking at it as an investment weekender.

The townhouse has been with the same family for 31 years, and is the first in a row of seven in a popular complex opposite Ferris Park.

SIMPLY IRRESISTIBLE

It’s an example of Noosa architect Tim Ditchfield at his best.

Nic Hunter of Tom Offermann Real Estate is taking the six-bedroom, five-bathroom, three-car beach house with pool at 12 Maher Tce, Sunshine Beach, to auction at 12pm on Saturday, 24 January.

“This is a really livable house,’’ Nic said, “… six bedrooms which means everyone can enjoy their own space.

“There are great 180-degree views, and a fully-integrated gym downstairs. You can fit five cars in the garage as well as the surfboards.

“It’s a great family house with three living zones, making it suitable as a full-time residence or generational holiday home.’’

Inquiry has been coming from all over the place, Nic said, but particularly from Brisbane and Victoria.

Positioned within walking distance to the village and surf club, there are north-east views to the Noosa National Park Headland then along the coastline to Mooloolaba.

Two bedrooms also have terraces with different aspects, plus built-in robes and a bathroom including stone-topped single basin white cabinetry and bathtub, styled as per the ensuite. Two on the ground floor in the south-east wing have access to a terrace, plus walk-in robes and ensuites. The sixth bedroom has a built-in robe, bathroom and a separate toilet.

PERFECT LOCATION

Probably everyone who has visited Agnes Water has walked past this site.

I did … and wondered about its ideal location. In the lee of the headland at the most northerly surf beach on Australia’s eastern coastline.

Protected from the south-easterly and westerly winds, enjoying the northern aspect and with direct beach access, it reminds you of Noosa Heads, Byron Bay and the like.

Gordon Christian of McGrath Agnes Water is taking the beachside 2283sq m mixed-use site at 9 Agnes St to auction in-rooms at 12pm on Saturday, 24 January.

In the heart of Agnes Water and with 90 metres of high-exposure frontage to Tom Jeffery Park, you walk past it to get to the beach.

“We have clear instructions to sell at auction,’’ Gordon said.

“The only other way to achieve a holding such as this would be to combine multiple sites.’’

“What is interesting is that Noosa buyers are moving to Agnes due to the quiet, or investing here.’’

Interest in the property has been strongest from Gladstone but also solid enquiry from Noosa and Brisbane.

The auction will be conducted by James White in-rooms at McGrath Agnes Water, Shop 19, Endeavour Plaza.
