With few vacant sites remaining, land has become the golden commodity this year.

Tom Offermann Real Estate handled the sale of 2 David Low Way at Castaways Beach, a beachfront parcel selling for circa $20m post auction.

The next highest was a 600sq m riverfront allotment on Noosa Sound which sold for $13m.

Last weekend, Pandanus Grove, Noosaville, was under the spotlight with the Richard Locke-listed 10 Ely St attracting a crowd of 50, many with their fingers crossed. It was sold under the hammer for $1.475m to a local business couple.

“This is the most desirable block we’ve offered since Tom Offermann Real Estate commenced the marketing campaign for this exciting estate,” Richard said.

“It is 700sq m block, adjoining a park and has a northerly aspect.

“There are about 10 new homes being built in the next 12 months and more on the horizon.”

Nearby Northrise Estate which abuts Noosa Waters, at the Tracy Russell-listed 5 Granite Ct, Noosaville, 20 locals sheltered from the hot sun under a pandanus, many dreaming of building their dream home on the site, and still are with negotiations proceeding post auction.

A sparkling new beach house indulgence at 5 Maher Tce, Sunshine Beach, listed by Nic Hunter and Mick McComas, attracted exciting bidding action from the registered four until it was passed in at $5.75m. A result is expected in the short term.

At the Nic Hunter and Eric Seetoo-listed 1 & 2/31 Orient Dve, Sunrise Beach, negotiations are continuing post auction with several parties interested in the exceptional investment opportunity.

The weekend finished on a big high with the auction of apartment two at Offshore Noosa, 287 Gympie Tce, Noosaville, listed by Chris Miller and Tim McSweeney.

Bidding was among four registered parties, with a local the successful purchaser very excited to have secured a riverside investment in such a sought-after complex. The sale price of $1.445m represents a record sale price for Offshore Noosa Resort.

Sold well ahead of this weekend’s scheduled auction were the Tiffany Wilson-listed 4/2 Barbados Cres, Noosaville, as well as Cameron Urquhart’s magnificent residence at 512 The Ridge, 61 Noosa Springs Dve, Noosa Heads.

STRONG WEEK OF AUCTIONS

In all my years of property writing I cannot remember a week in which auctions have run so deep into December.

There is a strong line-up this week with two last-minute auctions to be called at 3pm and 5pm Thursday, December 23 – a day before Christmas Eve.

A one-bedroom, one-bathroom, one-car apartment at 9/13 Noosa Pde, Noosa Heads, goes to the market at 3pm with Peter TeWhata of Tom Offermann Real Estate.

Then at 5pm Peter will put 6 White Beech Rd, Noosa Heads, up for offer.

The four-bedroom, two-bathroom house with pool in Elysium estate is on 707sq m.

“Interest is really good on both properties,’’ Peter said. “There have been local and interstate inquiries.

“We specifically held the auctions on Thursday as people would have been Christmas Eve by last-minute things to do.’’

The one-bedroom apartment in Caribbean Resort is a beautiful renovation, Peter said, with the resort offering a sand beach as well as jetty.

“It’s a good opportunity for entry-level buying so close to Hastings St.’’

LOCATION AN ATTRACTION

Select Noosa’s Greg Smith had nine registered bidders for the four-bedroom, three-bathroom house at 5 Creek Rd, Noosaville, on Saturday, mainly locals and from Brisbane.

A start of $1m saw bidding move on to $1.4m where it was announced on the market. That brought another wave of bids before it sold at $1.5m to a local who had already sold and will be an owner-occupier.

Their intention is to renovate and take advantage of the location,’’ Greg said.

“Creek Rd is a hidden gem – private, quiet, with more and more families moving in.

“Five or six properties have sold along there recently.’’

MIDWEEK SUCCESS CONTINUES

Jeanette Catalano and Mario Catalano at Hinternoosa continued their success at midweek auctions, with both properties offered selling under the hammer.

On Wednesday, December 8, the three-bedroom, two-bathroom house with pool on 0.52ha at 12-14 Capricorn Ct, Eumundi, attracted four registered bidders, all local and Sunshine Coast.

All participated in the bidding that started with a bang at $1.25m. That saw spirited bidding to $1.525m when it came down to a battle between two.

It was put on the market at $1.55m and that’s when it took off again.

“The property was sold at $1.680m to a bidder playing a long game,’’ Jeanette said, “… waiting to hear that it was on the market.

“That’s when the game was on.

“The buyers liked the position – they have lived in the area so they know it.

“They understand the growth in the whole area.’’

Set well back from the road, the single-level home has been tightly held for the past 19 years.

On Thursday Jeanette and Mario took 39 Lake Ridge Ct, Lake Macdonald, to the market.

The five-bedroom, three-bathroom house with pool on 0.99ha had people waiting who could not bid under auction conditions.

It was sold under the hammer for $1.5m to buyers who had already sold their own property and were renting.

“They had been missing out on a few properties,’’ Jeanette said.

“They loved the views, and the home … and will probably do renovations for the extended family.

“It’s got everything they could need.’’

Situated to the east of Cooroy, the spacious home on town water acres features panoramic views to the north over the Noosa hinterland.

INTEREST IN BLUEFIN APARTMENT

Sam Plummer and Angela Wood at Noosa Estate Agents are seeing a strong response to the three-bedroom, two-bathroom duplex apartment with pool at 1/24 Bluefin Ct, Noosaville, that is set for auction today, Friday, at 3pm.

“It has been a combination of local and interstate buyers,’’ Sam said. “We know we are going to get a great result.

“It is the same as 1/45 Bluefin Ct. There was not a result on the day but it achieved a street record.’’

IDEAL POSITION

Luke Chen of Tom Offermann Real Estate has an interesting auction coming up Saturday – a two-bedroom, one-bathroom, one-car apartment at 1/18 Park Rd, Noosa Heads.

Set to go under the hammer at 9am, there has been lots of interest in it and Luke is looking forward to the event.

Originally developed in the 1960s, it was built in 1982 and regarded as one of the best spots in Little Cove.

Seawah was redeveloped as Cove Point, with eight in the complex.

The vendors have owned it since 1987 as a holiday retreat.
