There are some impressive properties on the market at the moment, with a string of them set for auction in the next couple of weeks.
The market has stabilised, with one interest cut already this year and the likelihood of more to come as soon as May.
Economic activity in the US has shown that changes in the property market can be defined by moments.
Saying that, Tracy Russell and Nic Hunter at Tom Offermann Real Estate have an exciting auction in Sunrise Beach on Saturday, April 26, at 1pm.
A four-bedroom, three-bathroom, two-car house with pool at 28 Newfield St is on 665sq m backing onto parkland, as well as being just down the road to the Beach Chalet cafe and the surf beach.
“It has been given a major renovation,” Tracy said, “and presents like a brand new home.
“It is really family-orientated. Yet there’s also a sense of mystique about it.”
The concept/design was under the direction of the owner, inspired by 20 years of similar projects, and completed January 2025.
The walled garden gives privacy from the street while the entry foyer comes with an outstanding Italian rattan chandelier and complementary double-height glass wall.
Everything is sparkling new and in the latest up-tempo design, form and function. Washed oak flooring is in the over-sized living spaces with lofty ceilings.
Banks of full-length doors the width of the residence, quietly disappear and open to the undercover spotted gum terrace with the idyllic north-east aspect.
A luminescent pool with white stone surround seemingly floats in a cantilever-fashion amongst the lush nature reserve backdrop.
The lavish custom kitchen comes with butler’s pantry and white, stone-topped, oak cabinetry including curved island breakfast bar, farmhouse sink, and the latest Miele appliances from integrated double fridge to induction cooktop.
Three bedrooms are on the upper level, including the main retreat with louvres and picture windows to savour nature’s best northerly views of the bushland and pool from bed.
There’s a roomy walk-in robe, ensuite/bathroom with Italian large format white tiles, walk-in shower, brushed brass tapware, stone-topped double basin timber cabinetry, also an oval free-standing bathtub.
Two bedrooms have floor-to-ceiling mirrored built-in robes; there’s another bathroom; and an office or a nursery.
Downstairs is the media room, and adjacent is the fourth bedroom with ensuite and separate access.
Garden design by Greener Landscaping integrates native bushland to residence.
“This is a beautifully reimagined residence with the concept/design inspired by buildings and projects completed in the past 20 years by the vendor in London and Ibiza,” the marketing agents explained. “It also reflects a love for nature as well as a concern for the environment, by creating a modern serene space that respects and incorporates the surrounding landscape.”
HIDDEN COASTAL HAVEN
Nestled in a tranquil no-through street, a recently renovated three-bedroom house with study and two bathrooms at Sunrise Beach captures the essence of coastal luxury.
Positioned on a 778sq m corner block with north-easterly aspect across a bushland reserve, the house at 26 Resolute St, Sunrise Beach, has been beautifully renovated.
Marketed by Erica Newton of Tom Offermann Real Estate, it is set for auction at 3.45pm on Saturday, 26 April.
Featuring high ceilings, it offers a blend of modern design and natural beauty. Completed in August 2024, every detail has been meticulously crafted to create a home of enduring appeal.
What stands out is the blend of materials with the elements to give a rich texture – timber, concrete, glass, pebbles and sand.
A five-minute walk from the beach by means of a track and tunnel means no road crossings.
At the heart of the split-level home is the gourmet kitchen, featuring Miele appliances – dishwasher, oven, microwave/convection oven, and electric cooktop-complemented by a Franke sink and premium tapware.
It is finished with 40mm waterfall-edge reconstituted stone benchtops and soft-close Blum/Harn cabinetry.
The main bedroom suite is nicely separated from the living areas and comes with an open ensuite featuring a stand-alone tub and separate rainforest shower.
Three beautifully appointed areas provide ample room for relaxation and gatherings. The covered pool deck has been crafted from low-maintenance composite timber, with an outdoor kitchen, automated blinds, and a vergola roof system with rain sensors.
There’s a firepit area and a private courtyard off the second bedroom. A floating timber deck is at the rear of the property.
Newly planted Australian natives, lush turf, and a fully irrigated garden with footpath offer a striking and easy-care outdoor space.
Additional features include air-conditioning, solar power, security system, and internal fireplace.
A BATTLE FOR THE BUSH
The five-bedroom, three-bathroom house with pool at 30 Whale Dve, Sunshine Beach, has sold at auction.
Marketed by Rebekah Offermann and Nic Hunter of Tom Offermann Real Estate, it sold under the hammer after some good bidding from local parties.
Positioned on a prized sand dune on a high point in northern Sunshine Beach, the house offered views of the Noosa National Park and the ocean.
With a wonderful connection between multiple practical and generous living spaces indoors, and expansive terraces, the property sold at $3.4 million.
Both bidding parties particularly loved the national park frontage.
KNOWN NAMES, NEW AGENCY
A new name in real estate but comprising some familiar and experienced names over many years in Noosa, has opened in Noosa Junction.
Watts Property Group has Adam Watts as director and principal, with Michelle van der Splinter as marketing agent and Rikki Roberts in charge of sales administration.
The office is set up in the Noosa Cine Centre complex.
Adam started in real estate with his own Noosa hinterland office about 25 years ago, then travelled Australia before joining the Sunland Group and then Century 21.
His travels showed what a wonderful country Australia is and there is no better place than Noosa.
Michelle and Rikki have both been involved with major agencies in Noosa for a similar number of years.
Adam and Michelle are taking two properties to auction on Saturday, 26 April – one at Sunshine Beach and the other in a landmark location at Doonan.
An original two-bedroom, one-bathroom, one-car house on 518sq m at 10 Oak St, Sunshine Beach, goes to auction 9am on the day.
A family holiday home for 40-45 years, it was built to a Gabriel Poole design pole home and retains lots of character.
In an amazing location and showing the value of good design, it has been attracting a lot of inspections – some looking out of interest, while others are wanting to renovate or hold then rebuild.
At the top of the street and with some ocean outlook, the red cedar pole home sits on tree-lined block.
PROMINENT POSITION
A three-bedroom, two-bathroom house, shed, on 1.91ha at 1 Duke Rd, Doonan, goes to auction 3pm, Saturday, 26 April, with Adam Watts and Michelle van der Splinter.
Duke Road is one of those benchmark precincts long-known in the hinterland for it’s central location and rural feel.
Elevated and at the corner of the Eumundi-Noosaville Road, the property is particularly suited to a tradesperson or those wanting to work from home due to its size, prominent position and infrastructure.
A 20m by 9m shed is separately metered from the home, and there is passive income of more than $12,000 per annum.
The house has been modernised, providing spacious and comfortable living.
There are three dams on the property, a bore and separate power pole from neighbouring properties, ensuring independent electricity access.
