Forget the November Black Friday retail sales frenzy, in 30 days more than $90 million in property sales were transacted by the Tom Offermann Real Estate team.

Notably, four sales exceeded $10 million with the enchanting Azure residence at Sunshine Beach selling at auction for $13.5 million, setting a new suburb record for non-beachfront houses.

Record prices were not limited to Sunshine Beach. A new hinterland record was also set with the sale of Barellan, a 19ha peninsular estate surrounded by the pristine 2.5km foreshore of Lake Macdonald. The sale price will be disclosed after settlement.

Similarly, the record-breaking sale price of 701 The Palms in Noosa Springs, one of the golfing precinct’s most beautiful homes, will be announced post-settlement.

In Noosaville, 177 Gympie Terrace sold for $6.4 million at auction, setting a new house record for the popular riverside terrace.

Additionally, two riverfront homes on Wyuna Drive were sold, each surpassing the previously highest prices paid for this exclusive Hideaway Island location.

The highest sale of the year in Noosa, and possibly Queensland, was a 3500sq m beachfront estate in Sunshine Beach, which was recently sold, and the price officially announced post-settlement.

There is a backlog of buyers larger than ever before, agency principal Tom Offermann said, which reflects the eagerness of people to invest in their lifestyle in one of the most beautiful locations in Australia.

“Many buyers who patiently waited for price drops after the post-COVID surge, now realise the risk of waiting, as prices continue to increase,’’ he said.

“We often advise buyers not to wait when buying real estate, rather buy real estate and wait.

“Time in the market holds greater importance than trying to time the market.

“A pent-up demand combined with a shortage of available properties has supported property prices during the past 18 months, amidst interest rate rises and an uncertain geopolitical environment.

“We maintain an unwaveringly positive outlook on the Noosa property market, both in the short and long term.’’

This positive attitude is greatly appreciated by owners when they choose to sell through our company.

Spread over two levels, the house provides self-contained living and long, wide terraces.

Upstairs, polished wood floors flow through to the open-plan kitchen-living-dining space to oversized slide-back windows and the adjoining upper deck.

Wide sunset views of the Noosa hinterland are on offer while, on the east side, doors open seamlessly to an expansive covered deck directly off the main bedroom.

The main bedroom suite comes with ocean views, walk-in robe and ensuite with stone bench-top, double vanity, shower, and built-in deep bath with glass louvre windows.

An additional bedroom upstairs has a study area, and large walk-in robe.

On the lower level is a main bedroom alternative with plantation shutters and robe, full bathroom with stone bench-top and rain-head shower.

A connecting hallway leads to a fully-fitted kitchen and a more a teen-retreat or multi-generational suite, as it has a bathroom, two-bedrooms

with walk-in robes, and private undercover deck, overlooking the heated magnesium pool/ spa and bushland reserve.

Patrick Sherwood and Clare Sherwood of Tom Offermann Real Estate have two interesting auctions set for the weekend.

The first is at 10am Saturday, 16 December – a three-bedroom, two-bathroom, one-car apartment at 4/11 Russell St, Noosaville.

On the top floor and north facing in the boutique Rivershores complex of four, it showcases the Noosa River mouth with its sparkling waters and white sandbanks.

The sense of space and light is enhanced in the expansive open-plan living area with its raked ceilings creating extra height, and the way it flows directly out to the front terrace.

A second, private, covered terrace accessed by both rear bedrooms offers an alternate alfresco space.

Rivershores has an on-site lagoon pool, and there is lift access from ground floor to apartment.

The location offers peace and quiet without compromising convenient access to the essentials.

Immaculately presented, the apartment features air-conditioning as well as ceiling fans, full sized bath and dual vanities in the main bathroom, built-in robes in bedrooms and walk-in robe for the main suite.

The L-shaped kitchen features stone benchtops, pantry, Euromaid electric cooktop and oven, Fisher & Paykel dishdrawer, Samsung fridge/freezer, and laundry with Fisher & Paykel dryer and Simpson washer.

The second property Patrick and Clare Sherwood have listed for auction on Saturday is a five-bedroom, two-bathroom, two-car house with pool at 46 Shipyard Cct, Noosa Waters.

Set to go to the market at 3pm, the residence offers not only spacious living but provides the luxury of privacy and convenience.

The spacious main bedroom suite comes with its own balcony, and is filled with natural light. The ensuite features a spa bath and an extensive walk-in robe.

Adjacent, are four additional bedrooms in their private wing. This provides the perfect set-up for families or multi-generational living.

At the heart of the home lies a remarkable gourmet kitchen that overlooks the multiple living areas.

A sun-drenched dining area creates the perfect setting for family gatherings or intimate dinners, while a spacious family/media room is ideal for relaxing evenings or movie nights. The open-plan living area seamlessly extends onto the over-sized patio.

Outside, there are lush gardens that envelop the large alfresco area positioned next to the sun-soaked pool.

The house is on 715sq m adjacent to the picturesque Shipyard Park. There is ducted air-conditioning and ceiling fans, as well as solar panels.
