If only … if only had bought it before. If only we had bought back then.

It’s been a comment heard frequently in Noosa.

Back in the 1970s you could buy in Little Cove for less than $100,000.

There will be real indication of the value to holding property long-term when a two-bedroom, two-bathroom house on 686sq m at 74 Upper Hastings St, Noosa Heads, goes to auction at 11am.

Understandably, Nic Hunter at Tom Offermann Real Estate said there has been really strong interest in the modest green and cream cottage that was originally built in 1972.

After 50 years of multi-generational family celebrations, the 122sq m house with frangipanis out the front, and a rear garden melding with the Noosa National Park reserve, the time is ripe to demolish, develop or refurbish.

The two-level house comes with timber floors; enclosed front verandah with view to hinterland; French doors to terrace; frosted glass sash/louvre window; two queen-size bedrooms; and bathroom with shower and WC.

The kitchen/dining comes with new Hisense fridge and stove/cooktop.

The lower-level features laundry, two store rooms, WC plus carport .

“People are talking about living here – the position is that good,’’ Nic said.

“They have been holidaying over many years, and been wondering what’s going on with the property.

“It’s never ever been for sale.’’

At the top of the steps from Hastings St and 700m to Little Cove Beach, it opens up the possibility of Noosa River, North Shore and hinterland views.

Within a high density zoning of a 12-metre height allowance, subject to council approval, it brings into play a magnificent residence, apartments or duplex.

NORTH SHORE OPPORTUNITY

Nic Hunter has been getting good inquiry and inspections on a substantial Noosa North Shore property.

The Riverhouse at 13 Maximillian Rd offers four bedrooms, three bathrooms, four-car garaging and pool on 1.09ha with 55m of Noosa River frontage.

“It is attracting attention,’’ Nic said.

“It’s easy to get there from the ferry along sealed road.

“People are seeing North Shore as good value.’’

Listed at $4.2m, the brilliant-white, plantation-inspired residence, wrapped by wide verandahs, comes with a deep-water jetty and boat ramp.

Upstairs with high raked ceilings, is filled with glimpses of the river and beyond or leafy outlooks of Noosa National Park, from every room.

There are expansive French oak floor, in the open plan living and dining spaces while a terrace on the northerly side surrounds the pool on two sides.

The brand-new, custom-designed kitchen and butler’s pantry comes with mottled grey stone-topped timber cabinetry including the island bench/breakfast bar, and the latest Neff appliances.

The main bedroom suite is a five-star retreat, with lounge room, walk-in robe and ensuite with grey stone-topped timber cabinetry and access to the verandah.

Three queen-size bedrooms have built-in robes and share a bathroom, with a powder room adjoining.

There is an under-house hangout zone, media room, bathroom, laundry, and extensive storage adjacent to the garage.

SUNRISE ORIGINAL

Looking back on 2022, Laguna Real Estate’s Warren Evans said it had been a terrific year with some really good sales.

And with a history in real estate spanning more than 40 years, he has seen the best and the worst of times.

One of the more satisfying sales last year was an original river house at 43 Noosa River Dve, Noosa North Shore, that sold at auction for $2.720m.

The three-bedroom, one-bathroom house on 1019sq m has stood as a Noosa River landmark since 1913. Built of the local hard wood, milled on the opposite bank, it is one of the only two historic homes left and the last of the true river houses with a pioneering past.

In December, Warren sold the cottage next door at auction for $2.65m.

Eddie’s Cottage at 45 Noosa River Drive was a one-bedroom, one-bathroom dwelling built in the 1980s on almost 1000sq m with river frontage, a deep-water floating pontoon/jetty, slipway and a substantial shed/workshop.

Warren remembers buying his first block of land at Sunshine Beach in 1974 to build on, for the price of $11,000.

The coastal road was just being established and there were gravel roads at Sunshine.

Warren used to mow the block with a vintage Victa mower – coffee rock and all.

There is now a $5m house on it.

So it will be interesting to see what price buyers put on an original 90s house at Sunrise Beach he is taking to auction Saturday, 14 January, at 12pm.

The substantial two-storey home at 7 Columbus Ct is within walking distance to the beach and Sunrise shops, sporting facilities and schools.

It offers four bedrooms, three bathrooms, two-car garaging and pool on 640sq m.

It’s solid but could do with some care as the original owners had trouble maintaining it in their later years, Warren said.

He was an artist who was very successful with beach scenes.

The studio was downstairs.

The house has a nice local aspect, so there is potential – especially for dual accommodation.

The upper level is the kitchen, living, main bedroom with ensuite, powder room, and deck looking over the pool.

On the ground level is a studio, two bedrooms, bathroom, living and two-car garage.

The studio includes bathroom, toilet and plentiful storage.

The initial response to the campaign has been encouraging, Warren said.

“There have been those wanting to place an offer but we will take it to auction at this stage to save any confusion.

“Basically, most interest has been from interstate and Brisbane people who are looking for a place to stay in Noosa.’’

The art works by the previous owner have already been sold at the Poinciana Ave gallery in Tewantin, through a silent auction.

Proceeds of the house sale will see the Salvation Army as the main beneficiary.

For Warren, the year ahead will be quite positive with interest rates set to stabilise and people realising this is where they want to be in life.

“Life is so precious,’’ he said. “You never know what’s around the corner, so make the most of every day.’’

THE BEAUTY OF BOREEN

Regarded as among the best views in Boreen Point, an elevated 506sq m at 38 Woongar St is being taken to auction on Saturday, 14 January, by Roger Omdahl of Laguna Real Estate.

With two-street access, the property has a north-easterly aspect looking over Lake Cootharaba to the Great Sandy National Park.

The original house Eagles Nest has been removed while a steel garage offers secure boat storage to Urunga Pde.

The land has been prepared for construction – cut and terraced – with council-approved house plans, and a geo-tech soil test available.

“This is a great opportunity,’’ Roger said. “Properties like this do not come along often.

“People are around and actively looking for property.

“There have been quite a number of calls on this one, from locals as well as Sydney and Melbourne.’’

While Lake Cootharaba is regarded as a yachtie’s paradise, the appeal of Boreen Point is broader than that, Roger said.

“It extends to any sort of water sport really – and you can venture up the Everglades from here.’’

DOUBLE OPPORTUNITY

Another Boreen Point listing of great interest is two houses providing four bedrooms and two bathrooms on a waterfront 4123sq m.

This is a once-in-a-generation opportunity, according to Alisa Wythes and Caroline Johnston of Wythes Real Estate who will be taking 1 Urunga Pde to auction at 10am on Friday, 20 January.

Two homes, two lots and two-road frontage with a sand beach.

The main residence comes with high ceilings and timber floors while the boaties cottage could make a great guest house.

Tightly held in the same family for more than 50 years, the property is at the end of the Boreen Point Esplanade with more than 80 metres of water frontage.

There is the potential to buy both lots or one, subject to council approval, with one lot being just over 1000sq m and the additional lot about 3000sq m.

Positioned to take advantage of the water views and private beach, the main residence features open-plan living and dining, an abundance of windows, and wide, covered timber decks.

The boatie’s cottage features bedroom, bathroom, kitchen, living/dining area and verandah, with boat storage underneath.
