Unprecedented auction preference

For the past two years the auction method of sale has had a radical rate of adoption by agents, as well as the entire real estate community.

According to Noosa real estate principal Tom Offermann, success rates of between 80 percent and 90 percent are being experienced by agents across the Sunshine Coast. “This provides confidence for sellers to choose auction as the preferred method of sale,” he said.

“Melbourne was heralded as the auction capital of the world, and 20 years ago when they had over 80 percent clearance rates, only 10 percent of properties in Queensland were going to auction. Clearance rates were less than 50 percent.

“It has taken time because it is not just a matter of convincing property owners to go to auction, it’s more about agents needing to be more competent in the art of the auction, as well as the buying public getting used to the auction process as the primary way of buying property.”

Today, the majority of Tom Offermann Real Estate properties are sold by auction, an exciting event which provides the ideal forum for sellers to negotiate with every interested party.

“This results in the absolute best price paid,” Tom said, “and what’s also important, is that every buyer has a fair opportunity, and no one walks away saying that they didn’t have an equal chance.

“It is thrilling to hear a roar of applause at the end of a hard-fought auction and knowing at that moment, the lives of the sellers and buyers have changed for the better.

“Interestingly there’s also been an increase in the number of attendees at auction events, especially regulars, and many are dressing up for the occasion.”    

Last week’s auction of apartment 2 at 1 Ketch Pl, Noosaville was a perfect example.

The Chris Miller-listed property in a popular precinct abutting Noosa Waters attracted major interest from a wide cross-section during the campaign, and on auction day a crowd of more than 50 including neighbours plus a Tom Offermann Real Estate support team.

There were four registered bidders, and it was sold under the hammer for $1.85m.

Success also reigned supreme at Peter TeWhata’s listing of riverside apartment 14 Jacaranda at 12 Hastings St, Noosa Heads.

Bidding began at $2m, quickly gained momentum to $2.3m and was hotly contested by six registered bidders, two on site and four from interstate, before it was sold under the hammer for $2.892m – a record result for the Jacaranda complex.

IDEAL CONDITIONS

It was a great turn-out and the best possible weather to showcase an ocean-view home last Saturday.

With an offshore breeze and not a single whitecap in sight, a crowd of about 40 attended the auction of 14 Barra Cres, Coolum Beach, with Melanie Butcher of Laguna Real Estate.

The four-bedroom, two-bathroom house attracted a strong opening bid of $2.3m and sold to a local couple at $2.45m.

“It was a great result,’’ Melanie said. “Most inquiry was from Queensland and in particular Brisbane buyers who seem to be very active in our market.

“Strong inquiry also came from southern buyers.’’

STRONG OFFER

Roger Omdahl at Laguna Real Estate had eight signed offers for 18 Jacaranda Pl, Tewantin, by the start of this week.

With the auction of the three-bedroom, one-bathroom house scheduled for this Saturday, an offer by central Sunshine Coast buyers proved too strong.

The buyers intend to renovate the house, Roger said, and bring it back to a Queensland style home and take advantage of the area to live in.

EARLY INTEREST

Jill Goode at Tom Offermann Real Estate has a couple of interesting auction properties coming up.

The first is today, Friday, at midday when 19 Sail St, Noosaville, is taken to the market.

A four-bedroom, two-bathroom, two-car house with pool, it is just one property back from Weyba Creek and in a leafy setting.

It is attracting interest from Victorian buyers as well as local, Jill said, who just love the area and it being in a cul-de-sac.

Jill is also getting good interest on 47 The Anchorage, Noosa Waters, ahead of the auction at midday on Friday, November 26.

It’s a classic three-bedroom, three-bathroom waterfront house with pool, and Jill has already been getting offers from local, North Queensland, interstate and New Zealand interest.

“They love the water frontage, the fact that it’s all on one level and there are two separate main bedroom options.

“It’s one of the widest waterfronts, has a pool and two jetties.

“Architect Peter Conley has provided vast, sophisticated living spaces indoors and sandstone terraces with spectacular views of the waterways.’’

WIDE APPEAL

It’s an immaculate, solidly-built, single-level house on 605sq m and Jannell Chataway at Laguna Real Estate is looking for a good result today, Friday, when she takes 37 Cullinane St, Tewantin, to auction at midday.

“It’s a great area,’’ Janell said, “and we have interest from local parties as well as interstate and overseas.

“The locals are looking to move in and settle while the interstate and overseas interest are more interested in renting before moving here.’’

A beautifully-appointed kitchen overlooks the covered patio and in-ground pool.

There is an outdoor pizza oven, veggie garden and lockable shed/workshop at side of house.

LIVE IN OR LET OUT

Sharon McLure of The McLure Group was flooded with early inquiries on the three-bedroom, three-bathroom townhouse with two-car parking at 18/173 Gympie Tce, Noosaville.

Due to go to auction Saturday, November 20, at 5pm, Sharon had phone calls within an hour of it listing and virtual inspections have followed – mostly Sydney and some Brisbane, wanting townhouse in a managed resort.

“They want to be able let it out yet also allow family to stay without time restrictions.

“It’s on the doorstep of Gympie Terrace yet no road noise, and it’s ideal for families as the apartment overlooks the lagoon pool at the quiet end of the resort

“They want something managed, that they can use when they wish, but know the returns are there from the new on-site management.’’

NATURAL ATTRACTION

Lauren Chen of Tom Offermann Real Estate has been running a short auction campaign for 92 Shorehaven Dve, Noosa Waters, but it should be a good one.

The three-bedroom, two-bathroom, two-car house with pool is set to go to the market at 2pm Sunday, November 21.

Lauren has been running open homes of a Sunday as well as Saturdays in line with the auction day.

“The interesting thing is the virtual inspections have nearly all been from Melbourne,’’ Lauren said.

“They are comfortable buying here as they have often holidayed here.’’

Other interest has been from Brisbane and Redcliffe as well as locals.

The schools in Noosa have been a big driver of the market in recent times, Lauren said.

INTERSTATE BUYER

An offer from an interstate buyer for a three-bedroom, one-bathroom house on 3255sq m at 10 Omega Lne, Eumundi, has been accepted.

Penny Neep of Penny Neep Real Estate said the property, on the outskirts of Eumundi, had been listed at offers over $915,000.

The buyer, with a local family member who will be involved, liked the fact there was a footpath to town, a level lawn area, and the chance to add value to the property.

A four-bedroom, two-bathroom, 2car house on 1ha at 249 Sunrise Rd, Doonan, is for sale at offers over $1.750m.

“A lot of people are coming to inspect it,’’ Penny said. “Nearly all locals.

“A FaceTime buyer from Melbourne has put forward a conditional offer.

“It’s a beautifully styled house with a work-from-home office underneath and room for a pool.’’
