If only … if only had bought it before. If only we had bought back then.
It’s been a comment heard frequently in Noosa.
Back in the 1970s you could buy in Little Cove for less than $100,000.
There will be real indication of the value to holding property long-term when a two-bedroom, two-bathroom house on 686sq m at 74 Upper Hastings St, Noosa Heads, goes to auction at 11am.
Understandably, Nic Hunter at Tom Offermann Real Estate said there has been really strong interest in the modest green and cream cottage that was originally built in 1972.

Nic Hunter has been getting good inquiry and inspections on a substantial Noosa North Shore property.

“It is attracting attention,’’ Nic said.

Looking back on 2022, Laguna Real Estate’s Warren Evans said it had been a terrific year with some really good sales.
And with a history in real estate spanning more than 40 years, he has seen the best and the worst of times.
One of the more satisfying sales last year was an original river house at 43 Noosa River Dve, Noosa North Shore, that sold at auction for $2.720m.
The three-bedroom, one-bathroom house on 1019sq m has stood as a Noosa River landmark since 1913. Built of the local hard wood, milled on the opposite bank, it is one of the only two historic homes left and the last of the true river houses with a pioneering past.
In December, Warren sold the cottage next door at auction for $2.65m.
Eddie’s Cottage at 45 Noosa River Drive was a one-bedroom, one-bathroom dwelling built in the 1980s on almost 1000sq m with river frontage, a deep-water floating pontoon/jetty, slipway and a substantial shed/workshop.
Warren remembers buying his first block of land at Sunshine Beach in 1974 to build on, for the price of $11,000.
The coastal road was just being established and there were gravel roads at Sunshine.
Warren used to mow the block with a vintage Victa mower – coffee rock and all.
There is now a $5m house on it.
So it will be interesting to see what price buyers put on an original 90s house at Sunrise Beach he is taking to auction Saturday, 14 January, at 12pm.
The substantial two-storey home at 7 Columbus Ct is within walking distance to the beach and Sunrise shops, sporting facilities and schools.
It offers four bedrooms, three bathrooms, two-car garaging and pool on 640sq m.
It’s solid but could do with some care as the original owners had trouble maintaining it in their later years, Warren said.
He was an artist who was very successful with beach scenes.
The studio was downstairs.
The house has a nice local aspect, so there is potential – especially for dual accommodation.
The upper level is the kitchen, living, main bedroom with ensuite, powder room, and deck looking over the pool.
On the ground level is a studio, two bedrooms, bathroom, living and two-car garage.
The studio includes bathroom, toilet and plentiful storage.
The initial response to the campaign has been encouraging, Warren said.
“There have been those wanting to place an offer but we will take it to auction at this stage to save any confusion.
“Basically, most interest has been from interstate and Brisbane people who are looking for a place to stay in Noosa.’’
The art works by the previous owner have already been sold at the Poinciana Ave gallery in Tewantin, through a silent auction.
Proceeds of the house sale will see the Salvation Army as the main beneficiary.
For Warren, the year ahead will be quite positive with interest rates set to stabilise and people realising this is where they want to be in life.
“Life is so precious,’’ he said. “You never know what’s around the corner, so make the most of every day.’’
THE BEAUTY OF BOREEN
Regarded as among the best views in Boreen Point, an elevated 506sq m at 38 Woongar St is being taken to auction on Saturday, 14 January, by Roger Omdahl of Laguna Real Estate.
With two-street access, the property has a north-easterly aspect looking over Lake Cootharaba to the Great Sandy National Park.
The original house Eagles Nest has been removed while a steel garage offers secure boat storage to Urunga Pde.
The land has been prepared for construction – cut and terraced – with council-approved house plans, and a geo-tech soil test available.
“This is a great opportunity,’’ Roger said. “Properties like this do not come along often.
